Moisture Damage: How to Recognise It and What to Do

Moisture damage is among the most common and most expensive problems in Finnish buildings. Some damage is minor and easy to fix; some progresses unnoticed for years before symptoms appear. The earlier damage is detected, the smaller the bill.

Signs of moisture damage

  • a musty or mouldy smell, especially in the basement, bathroom or loft
  • darkening or visible mould on surfaces
  • paint or wallpaper that bubbles, flakes or peels
  • a floor or wall that feels damp or cold
  • a previous water leak that was never properly repaired

Important

A visual assessment is not enough. The extent and cause of damage can only be established by measurement.

What causes moisture damage?

Waterproofing in wet rooms

The most common cause in residential buildings. Ageing or inadequate waterproofing lets water into the structures.

Roof and façade

Damaged roofing, flashing or sealant lets rainwater into the structures.

Base floor

A ground-supported floor or crawl space can become damp from ground moisture.

Pipe leaks

Hidden leaks can soak structures for a long time before they are noticed.

What to do if you suspect moisture damage

  1. Do not cover or paint over the damage. It makes the problem worse and harder to investigate.
  2. Find the source of the leak and stop it if you can.
  3. Dry visible moisture and ventilate the space.
  4. Order a professional moisture survey. The extent cannot be judged from the surface.
  5. Wait for repair recommendations before starting any repairs.

How is moisture damage investigated?

A moisture survey starts with surface moisture measurements at suspicious locations. Where needed, moisture inside structures is measured from drilled holes, and material samples are sent to a laboratory for microbial analysis. Measurement points and results are recorded in a report that forms the basis for repair design.

What does repair cost?

Costs vary widely with the extent of the damage. A small, local wet-room defect may cost a few thousand euros, while damage that has spread into the structures or a base floor repair can run to tens of thousands. Early detection is the best way to keep costs down.

Will insurance pay?

A sudden and unforeseen leak, such as a burst pipe, is usually covered by insurance. Moisture that has developed slowly or damage caused by ageing structures is usually not. A professionally prepared survey report is often a precondition for compensation.
